Tenant Disclosure/ Screening Process
- We review each renters application in the order received and require 2 to 4 business days to verify the information provided. If, for any reason, we cannot confirm information, your application is subject to denial.
- Application fees are to be paid in cash, online or money order. Each applicant must pay a non-refundable $40 application fee. This includes every person residing in the household over 18 years of age.
- We will not review incomplete applications and process completed application in order received.
- Each applicant must provide an individual application with references and fees. There are situations in which the application process may require additional deposit(s) and/or a co-signer.
- Before signing a rental agreement, we will require the security deposit and/or a holding deposit. First months rent will be due prior to receiving the keys. If monies not received and/or rental agreement not executed within 48 hours of being accepted, management reserves the right to move on to the next applicant.
Prior rental history
Income and resources
- Employment must be verified and/or verification of income.
- Depending on the situation, we may verify your income through pay stubs, tax records, and by contacting your current employer.
- Your income must be 2 1/2 times the rental amount, excluding utilities.
- A credit check will be done on each applicant over the age of 18.
- Negative reports may result in a denial or additional deposits.
- Any person(s) who engage in illegal substance abuse or has been convicted of the illegal manufacture or distribution of a controlled substance may be denied tenancy.
- Applicants who have pending criminal charge or have been convicted of a felony or misdemanor involving drugs, theft, weapons, sex crimes and /or sex crimes involving children in the last 10 years are subject to denial.
- Non violent misdemeanor convictions are reviewed where the date of disposition has occurred in the last 3 years.
- Any crime involving one to register as a sex offender will be an immediate denial.
- Prior evictions may result in denial.
If applying with roommates and all parties get approved and one roommate changes their mind on applying, the other applicants are subject to no longer qualifying for the property.
Application fees are non refundable.
You may be denied if:
An applicant misrepresents any information on the application and or if the application is incomplete.
Evictions, negative credit rating, unable to verify information provided.
If applicant has a conviction for any type of crime that is considered a threat to other residents or personal property.
Previous landlord gives negative references or states they would not rent to you again.
Renters Insurance is required prior to all move ins with a minimum of $100,000 liability unless income restrictions apply per law. All residents must be named on the insureds insurance policy.
